Cape Town tops list of SA’s most exclusive addresses

Cape Town may not be the financial epicentre of South Africa, but it continues to dominate the list of most exclusive addresses, and data provided by Lightstone Property has revealed that the Mother City lays claim to three of the five most elite addresses in the country.

This six bedroom house in Clifton, Cape Town, offers triple volume ceilings, two gas fireplaces, underfloor heating, air conditioning, a media room, wine cellar and an elevator. It is on the market for R85 million – click here to view.

This is according to Lew Geffen Sotheby’s International Realty CEO, Lew Geffen, who says this is because luxury property in Cape Town is still in high demand by foreign buyers who dominate the top-end of the market, and by South Africans wanting to live in a region with higher levels of basic service delivery.

According to the Lightstone research, the most expensive street in South Africa currently is Nettleton Road in Clifton, where the median price for houses is R27.1 million, followed by Glen Beach Road in Camps Bay with an average house price of just under R24 million. Head Road in Fresnaye takes fourth place with an average selling price of R21.44 million.

Sandhurst in Johannesburg scoops third and fifth places with a median sale price of just under R25 million in Coronation Road and R20.76 million in Rivonia Road.

Geffen says in the list of most expensive addresses in the Western Cape, not surprisingly, four of the five most pricey are situated on the sought-after Atlantic Seaboard, with fourth place taken by Eastcliff in Hermanus.

To determine the value of the streets, Lightstone uses a valuation model based on repeat sales and comparable sales which takes inflation indices and applies them to a property’s previous sale price to bring the historic purchase price to current value.

“The upswing on the Atlantic Seaboard started in 2002 when a property in Chilworth Road in Camps Bay sold for R23 million, but the demand for luxury homes began to peak 2008 when 13 properties in the R20 million plus price band changed hands to the combined value of R414.193 million,” says Geffen.

“In spite of the credit crunch which hit in 2008, property values on the Atlantic Seaboard have continued to grow exponentially and now it is not only home to the most trophy properties in South Africa, it also fetches the highest price per square metre.”

South African Residential property stock tightens while sellers cut prices, wait longer

Signals in the residential property market about a recovery are mixed.

The estimated average time a house remains on the market before being sold and the estimated percentage of sellers who had to reduce their asking price to conclude a sale both increased in the first quarter of this year from the previous quarter, according to the latest FNB property barometer.

But the barometer, based on a national survey of estate agents, also indicated that there had been a noticeable increase in both residential demand and in housing stock supply constraints.

Simplistically, a growing supply constraint could be expected to cause a renewed drop in average time on the market and stronger house price growth in the coming quarters if solid demand levels were maintained, FNB household and consumer sector strategist John Loos said.

He said a possible explanation for the apparent contradiction was that the short weak economic period late last year might have caused the average time a property remained on the market to lengthen with a lag. It was possible that seller optimism regarding market conditions had also improved, thereby sustaining unrealistic asking prices, he said.

The average time a property was on the market before being sold rose to 17 weeks and two days in the first quarter of this year from 15 weeks and four days in the previous quarter.

The proportion of properties sold at less than the asking price increased to 89 percent from 85 percent in the fourth quarter. The average cut in price was about 10 percent, the same as the past four quarters.

The residential demand activity indicator rose from 5.89 on a 10-point scale in the fourth quarter to 6.57 in the first quarter. This is the highest level since the first quarter of 2007.

The percentage of agents citing stock constraints as an issue increased to 23 percent in the first quarter from 13 percent in the previous quarter.

Loos said the fluctuating average time a property was on the market before being sold remained lengthy and was probably indicative that the market was not yet conducive to sustained real house price growth.

The percentage of homeowners selling to downscale because of financial pressure dropped to 15 percent in the first quarter from 18 percent in the previous quarter. The percentage of homeowners selling to upgrade rose to 16 percent from 14 percent in the same period.

Loos said this was the first time since this question was introduced to the survey in 2007 that the upgrading percentage was estimated to be higher than the “financial pressure-related downscaling” percentage.

Ewald Kellerman, the head of sales at FNB Home Loans, said the portion of the bank’s customers who were at least one month ahead of schedule in the repayment of their home loans had stabilised at 20 percent at the end of last year from a low of 12.2 percent in the second quarter of 2008.

Only 5 percent of agents surveyed expected demand to deteriorate in the next three months, with 65 percent anticipating demand to remain the same and 30 percent expecting an improvement.

South Africa Property Market statistics in January 2013

The Absa House Price Index has revealed that year-on-year (y/y) growth in the average value of homes in the middle segment of the South African housing market continued in January 2013.

Sellers and investors will still see returns if they are realistic about the value of their properties and choose the right sales channels to divest noting that it remains a buyer’s market.

According to the report, the upward trend in y/y price growth occurred against the background of the base effect of slowing house price growth and even price deflation in some segments twelve months ago.

On a monthly basis, price growth continued to slow down, which is expected to show up in a moderation in annual price growth during the course of the year, reveals the report.

Writing in the report, Jacques du Toit, Absa Home Loans property analyst, says the middle segment house price growth came to 9.1 percent y/y in January this year, from 7.4 percent y/y in December.

Real price growth of 1.7 percent y/y was recorded in the last month of 2012.

Du Toit says the average nominal value small homes measuring between 80 and 140 square metres was R789 400, medium-sized homes (141 to 220 square metres) was R1 077 700 and large homes (221 to 400 square metres) was R1 592 800.

Du Toit says nominal house price growth is expected to remain in single digits in 2013, based on current trends in and the outlook for key macroeconomic indicators, household finances and consumer confidence.

“Real price growth will remain under pressure in view of consumer price inflation forecast to average around 6 percent this year,” he says.

Meanwhile, data from ooba reveal that the average house price was R894 510 in January 2013, up 5.2 percent from R850 589 in January 2012.

Month on month, the average house price increased 3.4 percent from R865 164 in December 2012.

“The property market is gaining confidence and we expect property prices will continue to show positive nominal price growth for the year ahead,” says Rhys Dyer, ooba chief operating officer.

Bradley Stephens, director at Aucor Property believes the residential property market looks positive and points to y/y growth in middle segment house prices increased to 9.1 percent in January, according to Absa.

Stephens explains that while this growth is expected to moderate during the year, property prices will remain relatively stable in the major metropolitan regions of Johannesburg, Pretoria, Durban and Cape Town.

“This is in stark contrast to other regions in the world where price deflation still persists and the property market still hasn’t seen the bottom of the downturn.”

Stephens says some sellers can also expect to see returns on their investments in 2013, as house prices in key coastal areas such as the Atlantic seaboard and KwaZulu-Natal North Coast continue to buck the trend.

“Couple this with the fact that record low interest rates should remain stable at this level throughout 2013, and we have an environment where both buyers and sellers can benefit,” he says.

He says sellers and investors will still see returns if they are realistic about the value of their properties and choose the right sales channels to divest noting that it remains a buyer’s market.

“If investors have access to finance or the liquidity, and are willing and able to hold on to properties over the long-term, then there are great opportunities out there,” he adds.
